Overcoming site challenges to provide a successful contemporary development of ‘age exclusive’ apartments

Having designed a contemporary project, taking inspiration from the local vernacular and using a traditional pallet of materials, this scheme of 36 ‘age exclusive’ apartments was positively received at public consultation and planning permission following shortly thereafter. However, due to the sensitivities of the site, sub-structure issues were later identified at tender stage and were proving cost prohibitive.

Box Architects and McCarthy & Stone worked closely together to reappraise the sub-structure package to reduce costs and bring the budget back on track. The proximity of existing trees (all with Tree Preservation Orders) were also accommodated in the building footprint.

The apartment layouts and furnishings were enhanced with a Platinum specification. Sales forecasts were reappraised and the specification of the development was subsequently revised to include elements supporting retirement living such as a home-owners lounge and house manager’s office.  The addition of the communal areas was welcomed and promoted sales.
