Zicon House – Havana Residence

Delivering a high-quality city centre development

YPP Investment wanted to refurbish and extend an existing office building in the middle of the Arena Quarter in Leeds into a contemporary city centre living development.

Box were involved from concept to delivery, and provided creative and commercial support to our client.

The project involved an extensive refurbishment, in conjunction with a two-storey rooftop extension that responds to the strong character of the existing building. Box utilised the Government Prior Approval Permitted Development rights for change-of-use and were successfully in secured planning approval for the required extension following a collaborative approach with Leeds City Council planning department.

Havana Residence has been designed as a development of 79 luxury residential apartments. With a fantastic city centre location and finished to the highest standard, these apartments have a modern and contemporary style and include studios, and one- and two-bedroom apartments.

The interior was provided as a complete, coordinated and well-considered design package for the client creating a coherent approach throughout. This included reception area, lift lobbies, corridors, apartments and furniture. Signature features include a concierge area with a copper curved feature wall behind the reception, a stunning timber floor with inlayed numbers in the lift lobbies.

The project has delivered a high-quality city centre development, sympathetic to the existing building and the commercial needs of our client.
