Piccadilly Residence: contemporary style for York’s former Crown Prosecution Service building
Located in an enviable location within York’s historic city walls, Piccadilly Residence now provides 119 stylish apartments to professionals and university students. Formerly the Crown Prosecution Service building built in the 1970s, YPP Investments needed to enlist astute architectural skills to fully refurbish the building, giving it a new contemporary look. However, this needed to be designed sensitively, given its closeness to the historic Clifford Tower and surroundings.
Working within the confines of this restrictive brief, Box Architects redesigned the exterior incorporating new buff cladding to complement the building’s historic surroundings. We delivered a newly designed spacious light and inviting reception to clearly define the entrance to the building, as well as contemporary designs for the newly refurbished self-contained apartments.
In stark contrast to the building which served as the former Crown Prosecution offices, Piccadilly Residence’s accommodation now provides fully furnished apartments, with convenient communal areas, including a residence lounge and fully equipped 24/7 gym and a concierge facility. Residents can enjoy a breath-taking view of York Minster from the upper floors.

- Stylish refurbishment to provide full service city centre luxury finish apartments
- Meticulously delivery from design to completion
“1970s building refurbishments are not the easiest of projects but this is a successful transformation of the building for stylish contemporary use.”
