18 storey gateway project will see Leeds benefit from landmark scheme

Q Property Ltd have been working with Box Architects to develop proposals for a high-quality student housing scheme which aims to create a gateway building in the north of the city centre in close proximity to the main university campuses. The project has been submitted for planning approval and will provide a landmark in this new quarter and contribute towards the shift in the character of the area towards high quality residential and student housing schemes.

The site was challenged by its constrained nature but with effective consultation and commercial and creative design the scheme will provide 98 studio flats with high quality communal facilities including lounges, games room, cinema room and study rooms contained within a dual height design over 11 and 18 stories. The scheme adjacent to QOne on Wade Lane will upgrade the public realm with high quality landscaping improving the link between the First Direct Arena to the north with the New Briggate Area to the south.

Box Architects has been involved in all stages of the project, working in close consultation with the local authority alongside the design team to develop a proposal that will deliver a striking addition to the local area on a constrained site.

Ken Earl, of Box Architects, added: “The site presents an excellent opportunity to create a gateway building to the north of the city centre. The design, layout, massing and materials respond to both the site’s context and the detailed feedback received during the pre-application process.”

The application is due to be determined in June 2018. If approval is granted, the construction phase is expected to begin before the end of the year.
