Contemporary office fit out sets standard for South Bank Leeds
A new 11,754 sqft office refurbishment designed and delivered by Box Architects will provide much sought-after quality office accommodation in the prestigious South Bank business district of Leeds.
Box Architects was appointed at the concept stage by the Medical Protection Society (MPS) to provide a contemporary design solution, offering quality Grade A office space suitable for the buoyant market.
Situated in the heart of the rapidly growing South Bank area, Victoria Place is close to Asda’s headquarters as well as the offices of KPMG, British Telecom and UKi Partnerships.
Box worked collaboratively with the client and the project team to provide a design solution that would be inviting for potential tenants. Box was able to add value at an early stage, using its vast knowledge of office finishes to provide MPS with a varied choice of design options at differing price points. This ensured the final employed design met the client’s requirements, whilst maintaining a tight programme which was the key driver for MPS.
The project consisted of a new high-quality Cat A office space with communal enhancements, including a new entrance, contemporary reception and full sanitary refurbishment.
The communal facilities have been designed using contemporary finishes and clean lines to provide a smart and comfortable environment. Contrasting materials creates an inviting contemporary reception area using a compliment of natural porcelain tiles, walnut doors and backlit copper signage.
Windows to the first floor were enlarged to provide floor to ceiling natural light boosting the workplace wellbeing of future occupiers. A contemporary raised access floor as well as intelligent lighting with daylighting controls enhance the quality of the office specification.
During the construction phase, Box was novated under the contractor Morris & Spottiswood to provide technical delivery and support to the contractor where necessary, to guarantee the project was delivered to a high standard – and to ensure the design intent was realised.
Angela Newton, Associate Director at Box Architect, says: “My team and I were delighted to be offered the opportunity to work with both MPS and Morris & Spottiswood on this unique project in the South Bank business district of Leeds.
“What sets 4 Victoria Place apart is its collaborative design and our technical delivery from conception to completion. We know that tenants – now and in the future – will be inspired by what makes this scheme so truly unique.”
Dave Watson, Head of Facilities at MPS, says: “We spent a great deal of time selecting a local architect who had the right team with the relevant skill sets and experience to work with us in a collaborative way to deliver a dynamic and classy Category A refit at 4 Victoria Place. I was particularly impressed at their professionalism and pragmatism. The design team were very easy to work with. Their knowledge and experience were evident from the first meeting to delivery.”
